How is a presale payment plan calculated?

In Mexico, the sale of a presale unit is almost always split into three stages: the down payment, paid at signing or in several instalments over the first months; the payments during construction, which are the monthly payments that run while it is being built; and the final balance on delivery, settled against the deed and usually the largest part.

How much is the down payment on a presale apartment?

A 20 % down payment on a four-million-peso unit is eight hundred thousand pesos at once, and very few buyers have that in cash the day they sign. Splitting it into three or six instalments is what closes the deal. That is why this calculator lets you set how many payments it is: with just one, the numbers look neat and the sale does not happen.

Why does the payment table not add up to the exact price?

When an amount is divided across twenty-one monthly payments, it almost never comes out round. If each payment is rounded on its own, the table does not add up to the price — by a few pesos, but it does not. And the buyer always adds up the table: it is the largest amount they will ever pay. Here the last payment absorbs the difference, so the rows add up to the exact price.
